Commercial floor-care machine in a large facility lobby

Commercial carpet & floor care · Southeast Tennessee

Floor care built around your facility.

Routine cleaning can only go so far. We handle the deeper work—carpet extraction, tile and grout cleaning, hard-floor scrubbing, upholstery, seating, and planned maintenance—for buildings that stay busy.

Churches · schools · offices · healthcare · hospitality · retail · industrial

Start with the building

A church sanctuary and a restaurant kitchen should not get the same cleaning plan.

Before we price the work, we look at the surfaces, traffic, trouble spots, and schedule. Then we put together a clear scope for what needs attention now—and, when it is useful, a sensible plan for keeping it that way.

What we do

The kind of cleaning routine upkeep cannot handle.

Clean commercial tile and grout floor with floor cleaning equipment

Tile and grout cleaning

Built-up soil in grout lines and textured tile rarely comes out with another round of mopping. We deep-clean commercial tile and can seal grout where it makes sense.

Church carpet and rows of upholstered chairs with cleaning wand

Commercial carpet and upholstery

We extract soil from high-traffic carpet and clean upholstered office seating, lobby furniture, church chairs, and pew cushions.

Machine floor care

LVP, concrete, and hard floors

Machine scrubbing for LVP, concrete, gym floors, warehouse floors, lobbies, and other hard surfaces that need more than a mop.

Planned floor care

Ongoing maintenance

Some buildings need one reset. Others need us back before traffic takes over again. We can schedule monthly, quarterly, semiannual, or annual service around the facility.

Buildings we know

Cleaning has to work around what happens inside the building.

Services, classes, residents, guests, production, deliveries—your schedule matters as much as the floor. We plan the work around how the facility is actually used.

A good time to call

When routine cleaning is not getting the space where it needs to be.

Traffic lanes keep showing

Entrances, aisles, hallways, and common areas still look worn or dirty after normal cleaning.

Several surfaces need attention

Carpet, tile, hard floors, and seating can be scoped together instead of becoming separate projects.

A deadline is coming

A school break, event, inspection, tenant change, or quiet week gives you a useful window to get the work done.

You want to stay ahead of it

A planned schedule keeps heavily used areas from reaching the point where everything needs attention at once.

A straightforward process

You will know what we are cleaning before we schedule the job.

1

Walk it with us

Show us the trouble spots, the surfaces involved, and anything we need to know about how the building runs.

2

Put the scope in writing

We measure the work, separate the options when helpful, and give you a clear picture of what is included.

3

Schedule around the facility

Choose the work that makes sense now. If recurring care would help, we can map out the next visit too.

About Coyote

Local owners. Clear communication. No mystery about the work.

Coyote Cleaning is owned by Jake Goepfert and Claudio Rivero. Jake is a former U.S. Army helicopter pilot; Claudio's background is in business and entrepreneurship. One tends to notice the smallest details. The other keeps asking how the process can work better. That combination still shapes the way they approach a building today.

Common questions

A few things facility managers usually want to know.

Can you give us a quote over the phone?

We can learn a lot from a phone call, but most commercial work is best priced after a walkthrough. Floor type, square footage, soil level, furniture, access, and scheduling can all change the scope.

Do you handle one-time projects and ongoing care?

Yes. We can take care of a single deep-cleaning project or return on a practical schedule when the building needs regular attention.

Can the work be planned around our operating hours?

Tell us about services, classes, resident routines, shifts, deliveries, or customer hours during the walkthrough. We will plan the job around the time your building is actually available.

Do you provide general nightly janitorial cleaning?

Our focus is specialized carpet, upholstery, tile and grout, and machine floor care. Nightly trash, restroom, and desk cleaning is a different kind of service.

How far do you travel?

We are based in Cleveland and regularly consider work throughout Southeast Tennessee, including the greater Chattanooga area. For a larger project or multiple locations, give us a call and tell us what you have in mind.

Request a walkthrough

Show us the areas that need attention.

Send the facility name, location, and a quick description of the trouble spots. We will call or email to get the context and set up a walkthrough when that is the right next step.
